Existing Condition Surveys and Architectural Services

Existing condition surveys

Provides a detailed record of the existing conditions of a property through as-built surveys. This documentation includes measurements, photographs, drawings (2D AutoCAD), and descriptions of various elements and components, often presented in the form of construction documents and floor plans.

Floor plans

An as-built survey offers a scaled, graphical representation of a space or building, illustrating the layout and arrangement of rooms, walls, doors, windows, fixtures, and other structural and design elements within the construction documents, including detailed floor plans.

Reflected ceiling plans (RCP)

An RCP is a specialized drawing that provides detailed information on systems such as M.E.P. (e.g. HVAC, electrical, plumbing), ceiling heights, finishes, and relevant details, often accompanying as-built surveys and construction documents to create accurate floor plans.

Communication / electric plans

A set of detailed as-built surveys that outline the layout of telephone and electrical systems within a space, serving as essential construction documents and complementing the floor plans.

Fire safety / security plan

These plans, part of the construction documents, provide a comprehensive documentation of fire safety equipment (e.g., extinguishers and sprinklers), fire detection devices (smoke detectors), fire alarm systems, security cameras, and are complemented by as-built surveys and detailed floor plans.

Exterior elevations

A two-dimensional scaled drawing that provides a view of a building's external facades or sides, often created from as-built surveys and essential construction documents. Landmark quality drawings are available upon request, along with detailed floor plans.

Interior elevations

A detailed drawing that provides views of the interior walls and vertical surfaces of a room or space within a building is often included in as-built surveys and is essential for creating accurate construction documents and floor plans.

Building sections

Also known as cross-section architectural drawings, as-built surveys provide a vertical slice or cut-through view of a building or structure, essential for understanding construction documents and integrating with floor plans.

Floor elevation survey

As-built surveys are a specialized type of surveying and measurement process used to assess and document the flatness and levelness of a floor surface within a building, providing important insights for construction documents and accurate floor plans.

As-built survey

A documentation process used to create accurate and detailed as-built surveys, which serve as essential construction documents outlining the floor plans of a construction project or structure after it has been built (post construction).

BOMA/REBNY area calculations

A standardized method for measuring and calculating the rentable and usable areas within commercial buildings, particularly office buildings, involves as-built surveys and detailed construction documents. These calculations provide a consistent basis for determining rentable square footage, which is essential for establishing lease rates and allocating space costs among tenants, all of which can be clearly depicted in comprehensive floor plans.

Construction documents

Often referred to as construction documents, construction drawings, and specifications are a set of detailed and comprehensive written and graphic materials that provide precise instructions for the construction, renovation, or modification of a building or structure, including aspects such as as-built surveys and floor plans.

All deliverables, including as-built surveys, are provided in a 2D AutoCAD file (compatible with all versions), PDF format, and links to photos, along with construction documents and detailed floor plans.
